A- Pre-development phase:

Viability, pre-design concept,Investment & Feasibility Studies to identify the Technical & Financial   needs of the Project.

 B- Design Phase:

  • Consultation during Project Development
  • Scheduling
  • Project Construction Budget
  • Coordination of Contract Documents
  • Construction Planning

During the Design Phase, the “Construction Manager” to identify and analyze the Owner needs and goals in collaboration with the designer. The services provided shall include, but not limited to:

  • Assess project resources and limitations
  • Develop project resources and limitations
  • Prepare, revise and determine the scope of work and the bills of quantities.
  • Study, negotiate and closeout the contract documents
  • Determine the need for, make recommendations, and coordinate with the Designers and other specialists when required by professional practice.
  • Prepare the schedule of works and determine the project critical path.
  • Coordinate with the Designer/Consultant to prepare the working drawings and specifications for the interior construction, materials, fixtures and equipment for the owner approval.
  • Prepare the bid documentation, collect, study and review bids.
  • Assist the Design Builder in subcontracting some or all the works, revise and finalize the subcontract agreements.

C- During Construction and Hand-over Phase

  • Project Control
  • Physical Construction follow-up
  • Cost Control
  • Change Orders
  • Payments & Cash flow
  • Updating Schedules and timeframes

  • Reports & Project Site Documents
  • Final Completion, Taking over procedures

During the construction Phase, the “Construction Manager” to perform the following duties and services in connection with the project:

  • Review and approve shop drawings and samples to assure they are consistent with the design concepts.
  • Assist in subcontracting works and personnel assignment in the project.
  • Monitor and manage all physical construction and site works,
  • Coordinate with the owner on behalf of Italplus in all kind of trades, variations and additional works.
  • Monitor contractors and suppliers progress to insure the works are carried out within the project timeframe in conformity with the technical specifications.
  • Prepare, submit and collect the monthly certificate payments and the final payment.
  • Implement a procedure for the review and payment of applications by trade contractors.
  • Revise and update the project time schedule as to account for approved time extensions and variation orders.
  • Revise and refine the initially approved project construction budget, incorporate approved changes as they occur and develop cash flow reports and forecasts as needed.
  • Record the progress of the project, submit written progress reports and maintain records of all necessary Contracts, drawings, samples, materials and purchases.
  • Determine final completion, handing over and secure the final occupancy
